The Real Estate Knowledge Base Portal is a state-of-the-art geoportal that offers services based on artificial intelligence algorithms. In addition to standard map layers such as parcels, buildings, orthophoto maps, and spatial development plans (MPZP), the portal provides comprehensive analytical studies that assist in determining the actual value of real estate. These studies include information about public transportation accessibility, population density, average building height, biologically active areas, and zones of attractiveness.
The portal is equipped with property valuation tools based on artificial intelligence algorithms, offering both individual and mass valuations. It also provides a comparative valuation method, including the selection of similar transactions for accurate assessment. Each property valuation is accompanied by detailed information, including data from notarial deeds, land registers, building permits, and spatial development plans (MPZP).
By leveraging advanced AI algorithms and extensive datasets, the portal empowers users to make well-informed decisions regarding property valuation and investment. It serves as a valuable resource for various stakeholders in the real estate industry, including property owners, developers, investors, and government agencies involved in urban planning and management.
The Real Estate Knowledge Base Portal offers a user-friendly interface with access to our eXtracToolbox tools for automatic extraction of information from scanned analog documents and other sources. It also includes a client application for a graph knowledge base, where users can pose complex queries, including natural language queries.
Key functionalities of the Real Estate Knowledge Base Portal include:
1. Thematic maps for the city, displaying information such as public transportation accessibility, Points of Interest (POI), population density, attractiveness zones, average building construction year, and biologically active areas.
2. Automated information extraction from documents in just a few seconds.
3. Browsing, searching, editing, analyzing, and downloading data.
4. Property associations with buildings, parcels, premises, and transactions.
5. Additional property information, such as spatial development plans (MPZP) with graphical representations, land registers (KW), building permits, and more.
6. Natural language-based queries to find specific properties, e.g., "Find buildings with premises priced between 5,000 and 7,000 PLN per square meter in a quiet, green neighborhood with playgrounds and good public transportation connections."
7. Selection of similar transactions for comparative analysis.
8. Property valuation, both individual and mass valuations for a specific area.
The software was developed as part of the "Construction of the Real Estate Knowledge Base" project, co-financed by the National Centre for Research and Development. The portal serves as an invaluable tool for various real estate-related activities, providing comprehensive and accurate information for better decision-making in the industry.
